Application Information
If you are interested in applying for one of our available properties:
-Applications are available either at our office, by fax, or email. Please click on E-mail to request an application packet or for more information.
-Our application fee is $40.00. The unit is reserved for the first party who brings in the fee and application. Otherwise, we show our units continously. Our screening criteria are as follows:
We are LICENSED AGENTS, working on behalf of the PROPERTY OWNER. We are PROPERTY MANAGERS, NOT "RENTAL AGENTS". Placing tenants in properties is PART, not ALL of our JOB DESCRIPTION. There are two types of tenant placement. Placement in properties that we manage, and rental referral to Owner-Managers. WE HAVE CONTRACTUAL COMMITMENTS TO THE OWNER regarding tenant placement. PLEASE BE AWARE THAT WE CANNOT NEGOTIATE TERMS OR CONDITIONS OF THE RENTAL AGREEMENT UNTIL THE APPLICATION FEE IS PAID AND THE SCREENING HAS BEEN COMPLETED. Upon approval of your application you have 24 hours to pay your Security Deposit.
We subscribe to the FAIR HOUSING/EQUAL OPPORTUNITY GUIDELINES. Thank you for asking us to help you to find a rental. It is important to let you know what information is required to APPROVE YOUR APPLICATION.
1. VERIFIABLE EMPLOYMENT OF INCOME SOURCE. This can be a pay stub, W-2 Form, 1099, or written offer of employment. In certain cases we would require a bank statement or income tax return. Prospective tenant(s) MUST have income of at least TWICE the monthly rent amount.
2. ACCEPTABLE CREDIT RATING. We cannot rent to anyone who had a history of VIOLENCE/ASSAULT, COLLECTIONS, JUDGEMENTS, EVICTION, OR UNPAID LANDLORD/TENANT DEBT.
3. GOOD LANDLORD HISTORY. Please provide us with connected phone numbers. The tenant screening company we use checks the eviction records and other documents of public record. We cannot rent to anyone who left owing a landlord money for ANY REASON WHATSOEVER OR TO ANYONE WHO DOES NOT HAVE RENTAL HISTORY THAT CAN BE DOCUMENTED.
4. PICTURE IDENTIFICATION. In the interest of safety for all, it is important to know that you are who you say you are!
If you are participating in the Section 8 Program, bear in mind that many owners are either unfamiliar with the program, or unable to commit to the lease. We always ask the owner.
-We provide this information before you apply because we want you to know what to expect about the application procedure. We appreciate your circumstances and want to rent to you. Thank you in advance for COMPLETELY filling out the application and attaching $40.00 for each individual application (non-refundable). ALL ADULTS IN THE APPLYING PARTY MUST BE SCREENED. We cannot control the amount of time the screening process will take, but it is normally 24 to 48 hours.
